VISITORS, GUESTS AND SHORT-TERM RENTAL RULES:

Overnight Guest Limit: The number of guests can be less, but not to exceed 4 in a one-bedroom cabin, 6 in a two-bedroom cabin, 8 in a three-bedroom cabin, and 10 in a four-bedroom cabin. 

Day Guest Limit: There is a limit of 4 guests visiting for the day, in addition to the number of allowed overnight guests per cabin. No tenting or camping allowed.

Daily beach and cleanup: Remove all personal chairs, towels, toys, kayaks, paddle boards, paddle boats, and other items from the beach and docks and return them to the cabin area by sunset every evening.

Outside hours: Outside activities and entertaining in any outside area, including on cabin decks are prohibited after 10:00 pm to provide for quiet time.

No pets of any kind will be brought onto the premises by guests.

Watercraft: Guests are allowed 1 watercraft per cabin rental parked in the owner’s assigned dock spot.

Parking: All vehicles are to park in the parking area.

Garbage: No garbage shall be stored outside a cabin. Garbage shall be disposed of in the trash container located by the parking lot.

Owners should inform renters of any other rules or explanations to comply with based on their cabin and provide a list of what to do before leaving. 

Maintain a clean respectable condition of the premises. Guests agree that the owner shall deduct maintenance costs from the deposit if guests cause damage to the premises or furnishings.

Follow all Federal, State, and County laws and use the property for legal purposes only. Disturbances with neighbors or issues with laws and rules shall be grounds for immediate termination of the rental agreement, and guests will immediately vacate the premises. No illegal firearms, fireworks, or hazardous materials are allowed. Any owner or occupant of any resort cabin has the authority to notify another owner of any non-compliance to rules. The owners have the right to inspect their premises with prior notice.

Notify the owner of any safety concerns. Guests shall hereby indemnify and hold harmless the owner against any claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, injury, or loss. Insurance for property damage or loss that the owner maintains on the property does not cover the personal property of guests. Guests should acquire their own insurance if such coverage is desired.

Rental agreements are for short-term occupancy. The guests shall not have the right to sublet the property. There shall be no refunds of rent due to shortened stays or ruined expectations because of weather conditions or any internet outages or access problems.

Valuable items left behind by guests will be held and reasonable efforts will be made to contact for return. If items are not claimed for longer than 6 months they shall become the owner’s property. The owner shall not be held liable for the condition of said items.

Evergreen Bay Resort Boot Lake LLC association is not responsible for any owner’s rental arrangement issues. Owners conducting rental business will refer to their own legal advisor and do business at their own undertaking.
